Terms of Use

The terms you agree to by using this site. Last updated 11 August 2026.

1. These terms

This site is operated by Stonehhart Pty Ltd (ABN 87 669 781 159). By using it you agree to these terms. If you do not agree, please do not use the site.

2. What the Stonehhart Score is

The Stonehhart Score is our own assessment of a suburb, derived from the location, financial and risk factors of our 24-factor selection model that we are able to measure from published data. It is a research tool and a shortlist filter.

It is our own assessment, produced by our own method. The Score reflects how we read the information we have gathered, using our own model and our own weightings, both of which we may change. It is our opinion. It is not an industry standard, not an official rating, and not a statement of objective fact about a suburb. Another analyst applying different factors or weightings would reasonably reach a different number.

It is general information only. It is not financial advice. Specifically:

  • It is prepared without regard to your objectives, financial situation or needs, and is not tailored to you.
  • It is not financial, investment, legal or taxation advice. We do not deal in financial products and we do not hold an Australian Financial Services Licence.
  • It is not a recommendation to buy, sell or hold any property, and it is not a valuation.
  • It scores a suburb. It says nothing about any individual property in that suburb. Construction quality, land-to-asset ratio, orientation, floor plan and body corporate health are assessed per property and are not in the Score.
  • It is not a forecast. Property values can fall as well as rise, and nothing in the Score guarantees any outcome, return or capital growth.

Before acting on anything here, consider whether it is appropriate for your circumstances and get your own independent legal, financial and taxation advice.

3. How the Score is built, and its limits

Every published Score states how many of the 24 factors it was built from and the date its inputs were current. Where we do not hold enough data to be confident, we withhold the assessment rather than estimate it.

Inputs come from public sources including the Australian Bureau of Statistics and state police services. Those sources have their own reference dates, definitions and collection methods. Crime statistics in particular are counted differently by each state and territory and are not comparable across a border. Data may be incomplete, superseded or withdrawn by its publisher after we have used it.

We may change the model, its factors, its weightings or its data sources at any time. A Score you saw previously may differ from the Score shown later for the same suburb.

Accuracy and currency

We take reasonable care to use the most recent data available to us, and we publish the date each input was current so you can judge it for yourself. Beyond that we cannot go: data is sometimes incomplete or inaccurate at source, and is revised, superseded or withdrawn by its publisher after we have used it. Reasonable care is not the same as a guarantee, and we are not offering one.

Subject to clause 8, we do not warrant that the Score, or any data behind it, is accurate, complete or current, and we are not liable for any loss arising from an error, omission, revision or withdrawal in it. If you intend to rely on a particular figure, verify it against the original source, which we name.

4. Using the site

You may use this site for your own personal, non-commercial research. You must not:

  • extract, scrape, harvest or systematically copy any part of the site or its data, whether by automated means or otherwise;
  • reproduce, resell, sublicense or redistribute the Stonehhart Score or any derived dataset;
  • use the site or its content to build a competing product or database;
  • misrepresent the Score, present it as personal advice or as a valuation, or strip it of the coverage and currency information published with it;
  • interfere with the site's operation or security.

5. Intellectual property

The Stonehhart Score, the 24-factor model, our methodology, and the content and design of this site are owned by us or licensed to us. Nothing here transfers any of it to you.

The Score incorporates third-party data used under licence, including material from the Australian Bureau of Statistics under Creative Commons Attribution 4.0, and OpenStreetMap data under the Open Database Licence. Those sources are attributed where their data is shown and remain the property of their owners.

6. Your account

Access to the Stonehhart Score requires an account. You are responsible for keeping your login details secure and for what is done through your account. Tell us promptly if you think someone else has used it. We may suspend or close an account that breaches these terms.

7. Third-party links

Where we link to another site we do so for convenience. We do not control those sites and are not responsible for their content.

8. Your rights under the Australian Consumer Law

Our services come with guarantees that cannot be excluded under the Australian Consumer Law. Nothing in these terms excludes, restricts or modifies any right or remedy you have under that law or any other law that cannot lawfully be excluded.

9. Disclaimers and liability

Subject to clause 8, and to the extent permitted by law:

  • the site and the Stonehhart Score are provided on an "as is" basis, and we do not warrant that they will be accurate, complete, current, uninterrupted or error-free;
  • we are not liable for any loss or damage arising from your use of, or reliance on, the site or the Score, including any investment or property decision you make;
  • we are not liable for indirect or consequential loss, or for loss of profits, revenue or anticipated savings;
  • where our liability cannot be excluded but can be limited, our liability is limited, at our option, to re-supplying the relevant service or paying the cost of having it re-supplied.

10. Privacy

We handle personal information in accordance with our Privacy Policy, which forms part of these terms.

11. Changes to these terms

We may update these terms. The current version is always on this page with the date it was last updated, and applies from the date it is published. Continuing to use the site after a change means you accept the updated terms.

12. Governing law

These terms are governed by the laws of New South Wales, Australia, and you and we submit to the non-exclusive jurisdiction of the courts of that place.
