It is our own score, produced by our own method. The Stonehhart Score is an in-house assessment. It reflects how we read the information we have gathered, using our own model and our own weightings, both of which we may change. It is our opinion, not an industry standard, not an official rating, and not a statement of objective fact about a suburb. Another analyst applying different factors or different weightings would reasonably reach a different number.

We cannot promise the data is accurate or current. We compile the Score from public sources and take reasonable care to use the most recent data available to us and to state the date of each input. Data is nonetheless sometimes incomplete or inaccurate at source, and is revised, superseded or withdrawn by its publisher after we have used it. We do not warrant that the Score or any data behind it is accurate, complete or current, and to the maximum extent the law allows we are not liable for loss arising from any error, omission or change in it. Nothing here affects rights you have under the Australian Consumer Law that cannot be excluded.

It scores a suburb, never a property. Two houses in the same street can differ enormously in value and risk. Construction quality, land-to-asset ratio, orientation, floor plan and body corporate health are assessed per property and are not part of this score. A suburb score is a shortlist filter, not a verdict on any home.

It is built on part of our model, and it says which part. The Score reflects the location, financial and risk factors of our 24-factor selection model that we can measure from published data. Every score states how many of the 24 factors it was built from and the date each input was current. Where we hold too little data to be confident, we say so and withhold the assessment rather than estimate it.

Figures are not comparable between states. Inputs come from the Australian Bureau of Statistics, state police services and other public sources, each with its own reference date, definitions and collection method. Crime in particular is counted differently by every state and territory, so a suburb in one state cannot be ranked against a suburb in another on that measure. Compare within a state, not across a border.

Past patterns do not predict future results. Property values can fall as well as rise. Nothing in the Score is a forecast, a projection, or a guarantee of any outcome, return or capital growth.
